Hi.We are buying this lot 2.5 acre in Los Angeles,California.The owners are living now in a foreign country. The title company indicated on the grant deed that the 3 owners husband,son,&wife have to all sign the grant deed under the presence of a U.S. consulate in the US embassy in that foreign country. Otherwise, the Los Angeles county recorder office will not accept the grant deed and not legal. All papers were prepared and sent to those owners in the foreign country but only 1-the husband-was able to travel and see the US consulate in the embassy.As a result,he sent to us a letter that was sign by the US consulate with his presence but the wife and son were not present.Grant DEEd not signed by the US consulate and no seal was on the deed.WIFE could not travel due very sick with kidney failure and son stayed with her.
1.Is there another way that would give the sole authority to husband to alone sign on the Grant deed and be legally acceptable in Los Angeles,california county recorder.
