It costs $50 a month, it has the full address, the amount the owners owe on the mortgage, and what the value is. There is no monthly commitment. You can go month to month. It is a wealth of information. I can send you the daily updates or they can be sent directly to your email if you go with the FSBO program. We also call them for you as an additional package if you don't have time to contact them.

Tip for FREE lists: contact your local Foreclosure Attorney or Title Companies (Land America handles a ton of foreclosures in most areas). They will be able to add you to their distribution lists for foreclosures they handle. Keep in mind that the foreclosures themselves will be all over the board with the situations they are in - it depends upon your purpose in the list as to how to handle the lists.

I have always gotten these lists and used them personally and for my investor clientele. They are terrific and have all of the information needed in most cases. Depending upon where they are in the process they will even have the preliminary title search.

Are the FSBO lists worth paying $30 a month?

I haven't spent much time working FSBOs but it's an area I want to expand into if I can find a source of decent leads that doesn't require a lot of research.

Patrick - IMO - Yes and No....

Yes - they will get you a list of FSBO's to contact. It's an easy way to get th contact info.

No - the list is usually 1-2 weeks after they have actually started the process. One of Three things happen at that time:

1) They are going to get 100 other agent calls that day - from everyone else who subscribes to the list.

2) The aggressive agent who drives neighborhoods and saw the sign first has already established a relationship with them.

3) They have already listed.

The solution is to drive a different way every time you are going to or from the office or home. You will see new signs (they usually are posted in yards on Fridays or Mondays) and be the "1st to Know" - then you have a much better chance of conversion if you proceed with them correctly. You can also subscribe at the big FSBO websites to be automatically notified about new postings. Use the lists as a last resort or to make sure you are getting all of them in your area.

Welcome to Investing!! If you are looking for pre foreclosure leads you might want to call yellow letters complete. , I get my leads from them every 3 weeks, I am currently working 4 short sales off of the list that i bought from them last month.. Ask to talk to Aleshia or Tracy!Good Luck!
