View Full Version : Highschooler...thinking real estate.

Hello, I am a senior in high school in WI. I want to start in real estate, but I want to be able to make a living at it. My choices on what to do with my career are Real Estate (agent), Loan Officer, Something in a bank, or something with innsurance. I really want to try real estate, and if that doesn't work go for a loan officer or one of the following. I have many questions, and I have been doing a lot of research, but I figured you guys here could really help me. So I have a list of questions below I was hoping someone could answer or help me with.
1. What degree, college course do I need to take to get the following jobs? I know that I dont need to go to college for real estate, take a 90 hour course and get a license. But I am wondering for somethign to fall back on. I want to get started ASAP, so I was thinking a 2 year tech school. Hopefully in SD.
2. Is real estate a good buisness to get into? How hard is it? I dont plan on starting my own buisness or anything, maybe after a long time. I would like to work someone will I make money. Will they set me up with someone that can help me so eventually I dont need someone around while i'm working for them.
3. Is all real estate only on commision? This is whats kind of shying me away, making no money. I can talk very well, and make friends easy and have very good people skills, and Im a go getter. If i get my license and I start working...Example-Coldwellbanker, do they set me up with someone at first, how much will I make on commision then. I heard agents get 5% on commision. I realize at first I would have to split that, dont mind that if im working with someone selling houses and making money. I figured if I sold a house a month that would be great, is that possible if Im working in a city with 150 thousand people?
4. How does it work with selling houses, people say you have to get known, find buyers at first. What if im working for a company, do they give me houses to sell, or do I have to find everything out on my self. I dont have a problem puting up a site, going door to door, mailing, and calling to get my name out there and sharing info. But Is that only if you are working for yourself?
5. If I get my license and im certified, and I move to a different state do I have to take that program over?
6. Is there a lot of openings, am I gonna be able to get set up easy to start selling houses?
7. Im also really thinking about a loan officer, any loan officers on here, can you help me out. How many years of school, can I go to a tech school and get a job as a loan officer. What program is good, buisness admin?
8. How did you guys get started, how do you suggest I start. I have been doing a lot of HW on this, and its what I want to do. I just want to choose the right career path.
9. How much does it costs in fees for a year to be in/sell real estate?
10. Whats the best 3 books to buy. I am going to order 3 to read up on for more info.
11. Time? I dont mind putting in hours to something I like doing that why I wouldn't mind working a lot for real estate. But you get time where you can take time off, right?

Here's my little plan. Graduate from high school, go to SD...sioux falls area. Go to school for something in buisness where I could work as a loan officer, innsurance, in a bank or something like that. Get my Real Estate license. Get into real estate and start working for a company at first. In the mean time work and try to make money so I dont have to live off my parents. If I like real estate and I can sell and make a good living then stick with it, if not once I get my degree become one of those other things to make a living that is guarenteed money. If I like real estate I figure after a while maybe go off by my self once im known, and maybe start my own company or something like that. I figure at first real estate will be rough, working for a company might make it easier though? After a while once your known and you are selling, you make more and more, right? I realize there will be up and downs but just in general? I really like real estate and I hope thats what I can do. I just hope you guys have a lot of answers for me, opinions, and ideas. I feel like I am forgetting some info, so if I think of more I will post it. But thanks for reading this, sorry it is so long. Any help is greatly appreciated, thanks in advance.

Just doing some more thinking. Im thinking about going into buisness administration. Maybe start at a 2 year tech, if I like it transfer after them 2 years to get my bachelors...go a total of 4 years. In that mean time get started in real estate and see how that goes, if its going good, then just get my assocites degree if not, then go the extra 2 and get my bachelors and get a job as a loan officer, innsurance underwrites, or something in a buisness making fairly good money. What do you guys think, am I going for the right degree???
