If anyone is interested in Foreclosure's please let me know. I usually have about 15-20 available in Western PA and Indiana. We provide our customer's with contractor's, property managment , and agents. You can flip these and make a nice return up-front or hold them long term and make a nice monthly cash-flow with NO money down. We even offer owner financing. We target these markets due to the ROI that our investors have recieved.

Hello! I am a PA Realtor in suburban Philadelphia. I would first recommend talking to a aualified mortgage rep that you can trust. With that credit score, investor financing will be extremely challenging, but maybe not impossible. A lot depends on your down payment, how much workthe house needs, etc.

As an investor, you don't need any kind of credit score. You're the buyer, you are the negociator. You locate a property asking 100? you offer 70 with owner financing on 30/y at 6% with seller paying your closing costs. Credit or no credit, money or no money, who cares...Real estate is a number game, if this one say no, move on the second one, and so on....

I agree 100%. It's about how good of a negotiator you can be. To be redunt... you dont even need your own money. Just like I tell my wife... I will consider any deal, as long as the numbers make sense to me.

Foreclosures seem to be back. It has been awhile. I think we are in for a ton of them throughout the country due to the creative loans that have been used over the past few years.

It seems that the market is in the process of being flooded by this type of RE. It could be a very good thing (for investors) if you know what you're doing.
