I am a new agent, I have been an investor for a few years but now looking to make extra $$ as an agent. I Have been trying and trying to get a seller, buyer anything and no luck. I have sent hundreds of flyers but no luck....does anyone have any ideas?

Did you tried going from door to door? I heard that it could be efficient. Theoretical.

well I'm a Loan Officer in Oregon but there are some similar tactics that can be used for both areas.
Keep doing the flyers, It takes around 6-8 months to get response from those.
I'd sit down and write a list of everyone that you can think of. Friends, family, people you met and got there number somehow, people on business cards that you have...etc. write down there name and get their number and mailing address. Then write up an introduction type of letter letting everyone know that you are now a real estate agent and that any help they could give you would be greatly appreciated. Ask for referrals. Whenever I'm talking to people that I know I always remind them of what I do "so if you know anyone that needs a loan let me know" I've gotten referrals that way. Just by small talking with my friends or friends of friends. You have to get your name out there. Most of my business is from Referrals, not from my flyers and all of that. I've been doing them for about 6 months now so I'm hoping I'll start seeing some people call from those but I still work my referrral system the most.

Thank you OregonLO for your answer. I find it very useful. I am going to start working with people, and friends and friends of friends.
The only problem is that my husband works in usa and I am by myself almost all the time. So, I am a little concerned how I will get people over in this situation.

I'm suprised as a previous personal investor in real estate that you are having no luck with potential buyers or sellers! Flyers---the lazy marketing approach in real estate.
Be out there! Introduce yourself in the community,research at the county records for potential leads,attend the realtor association or join if you are not,tell EVERYONE WHO YOU ARE!

Press advertising has always been good for me. Do you have a website? That can also help to spread the word.
