Hello,
I own a property management company in Sillicon Valley, CA and am looking to establish relationships with agents and brokers who do not handle the management side of real estate
I would like to discuss how we can help each other with anyone who is interested
Thanks Maria

Maria,
I know you are California, however at times property management places know when people are moving out of state and where they are moving to.I would love to be able to work with you on all your people that are moving to Montana. I think we could become great partners in a business relationship.

I wouldn't mind partnering up with someone in Silicon Valley. I am a Realtor located in Las Vegas, NV. We always get people moving in and out to and from California. Let me know and maybe we can work together.

I provide funding for real estate developments regardless of size or class. I need more real estate projects for my investors to fund.
I prefer to fund projects over $100 million. Loans from $1 million to $10 million are available but I prefer projects over $500 million. I prefer a loan to value maximum of 65% OR LOWER. Collateral is a main determination of funding approval.
The evaluation of your project will begin with the fully detailed completion of the intake form, and your submitted executive summary showing the project to be self-sufficient within 1 to 5 years. (see attachment).
If more documentation is required I will let you know. Funding is put into escrow usually within 3 to 5 weeks or faster if all documentation is submitted.
1 to 5 year terms are available, longer terms may be available upon special request. Please determine in your business plan how the project only needs a specific amount to get to the point where the project is self-sufficient.
The investors I work with want to loan their MONEY. They do NOT want to have above 50% equity in a project or have to take over a project. As a developer you will need to sign a fee agreement and a non-disclosure non-compete. If you want to offer equity in the project they may consider it. Make an offer.
This money is from private individuals and/or corporations.
