Hi, I am not a real estate agent, but, I am starting classes on October 15th. Basically, I hate my job and the pay is too low and the stress is too high. I believe I would be great at real estate and that I would truly enjoy it. I would love to speak to someone whose been doing this for a while in the state that I will surely be working in to begin with. I have a million questions. Anyone care to answer some for me?

Welcome to the group, Terry.
Do you do any business down in Cape? You're not that far away. It should be less than an hour drive time.
Enjoy the forum.

:) Hi, I am new to this site, I just found it last night. I sold real estate for a few years and now manage an office in the South County area of St. Louis. I would be happy to answer questions for Alaya (or anyone else!).

Well, I'm just finishing up my 24 hour pre-license class at the moment. My last day is Saturday. Then, I'm going to study some more to test in Springfield. I've heard some horror stories and I'm really nervous about taking it. Is it that bad? I've heard about some of the best agents taking it 6 or 7 times to pass it. I don't have that kind of money, honestly. It's $55 everytime you take it. Do you have any advice on how to pass it the first time? I don't want to have to take it over and over and over again. I imagine that would be very discouraging. I did get a 95% on the in-class test to get my certification, but I killed myself studying all day that day and it was a fairly easy test. I have a feeling the test in Springfield will not be as easy to pass. Any advice?

Alaya - What helped me the most is I used an online tutor that cost $59 and I passed the test the first time. It was very, very helpful. I was not confident when I finished the class so thought I'd give this a try and it gave me the practice and confidence I needed to pass the test. If you want PM me and I will give you the URL.

Just found this site a few days ago. Anyone own any rental property here in St. Louis? I'm learning my way in this state with rentals, and wanted to see if anyone else is out there to share war stories.

I'll tell my Branson MO developers and agents to chime in. They have some product that will be launching this weekend. Some new indoor waterpark.
I'm starting to hear good things about the area.
