Hello,
I have been investing in residential real estate here in Texas for a couple of years now. The only thing is that I would like to gain access to MLS recent sales for more accurate comps. Is there any way to do this other than to become a realtor? Assuming I became a realtor, would I be able to access recent sales data all across the state?

Do you work with a Realtor? They should be providing you any and all available information including comps....

I do work with a realtor in my home town, but I am actively investing across the state, and it is a little much to ask of my realtor to be giving me pages of comps every day. I don't even know if my realtor can view recent sales all across the state?

A smart investor will have a Realtor in each area that they are investing in. They have access to all of the homes, plus know of others that aren't even listed.

Sit down with your local agent and find out what areas they can cover. Then ask for referrals to the areas that your agent doesn't cover. This will allow you to have multiple professionals out there looking for properties for you. Plus they can provide comps whenever you need it.

And in case you are still wondering no you can't get access to the mls without being an agent.

Have your agent give you a referral for the areas outside of your agents expertise.... your agent will thank you for the opportunity.

Alot of areas have tax records available online. This is a great source of recent sales. Try your county web site or call recording office and ask them where you can access the info. Bob mbhomesearch
