Greetings,

I have a site up for Naples Florida Real Estate and of course, I'm doing a lot of google adwords advertising using the common real estate keywords. I'm reading in a lot of places to find keywords that aren't used very much but would drive interested people to my site. One thing I did was I put a list of golf courses on my site and advertise Naples Golf Courses at only about $0.12 a click. What else could I add to my campaign to help me?

Depends on your community. Look at the relocation packages that you send out and see what your community is known for. For instance here in Greenville, NC we are a sports town = baseball and football is king here. Maybe mention that your site was listed by Sports Illustrated as one of the top 100 sports towns in the nation (like Greenville was) and make a brief comment about it in yrou community profile section and add to it eventually in your keyword ads.

Also in Greenville, Dave Mirra lives here as well as many other X-Treme Games guys so we mention the Greenville Skate PArk and other stuff.

Do you want bulk traffic to your site or potential buyers?

In my experience generic keywords may bring you traffic, but they lead to very little conversions (viewing featured listings, viewing MLS listings, filling out a form, visiting the contact page, etc.).

What I always tell my clients is that they are better off targeting 100+, highly specific keywords for $.05 to $.10 per click that get 5-10 clicks each per day than spending $0.20 - $1.00 per click for generic terms that get 50-100 clicks per day. Why? The generic clicks are more likely to bring "window shoppers" than potential home buyers. No offense to Derek intended (and making the assumption that he is talking about a real estate site) , but how many potential homebuyers are searching for Dave Mira or skateboard parks?

Do you have any private, gated communities in your area? If so, I would target those KW's. More than likely, people searching those phrases are i terested in properties or amenities in those communities. If you have any golf communities in your area (public or private) I would target those as well.

Do you have any age restricted communities in your area (like Sun City, The Villages, etc.)? Try those.

Think about all of the segments in your market, then drill down further within each segment and target those KW's.

Since you are using Google PPC, you should also sign up for Google Analytics to track your PPC traffic. Be aware, there is a wiating list for Google Analytics. It might take 2-3 weeks before they allow you to sign up.

My situation is kind of different I think. For example using keywords like "baseball". I am a well know high school coach (8th season) and I actually coach outside the area in which I am doing real estate. I coach in a town umm 35 minutes away so I market around the fact that I am a coach since the area I seel real estate in is a baseball and softball town. Their little league and girl's softball team are both in this year's World Series. Their high schools are defending state champs in baseball and football so we have a lot of people wanting to move into the area because of their sports programs. I am basically a rival coach to most of these people, so I tend to market around the fact that I coach sports as well so I can try to get an advantage on these people looking to move into the area because of their kids playing sports, etc.

But yeah I can agree that the having keywords like Dave Mirra and other sports one would not work for most other real estate agents. I have seen however, a lot of new agents who are former military being successful targeting other former military groups through. 1 agency here markets heavly on the fact that every agent in their firm is former military and another agent by with a different firm markets a lot based on the fact that he is a former marine. Of course, we have umm 5 or six military bases within an hour drive from here so (Camp Lejune, Cherry Point, Coast Guard, Seymour Johnson, Pope AFB and Ft. Bragg)

Have you tried zip specific searches?
