Hello. I have a client with an Advanced Access website and he's really working out of the box.

I'm looking for a third party IDX provider that services SoCal MLS and offers customized options so that the purpose of the MLS search on the website is not to generate leads but to simply search the MLS.

1ParkPlace is good if you want to get leads, but not if you want to provide a completely automatic-e-mail-free browsing solution.

I hear Birdview is about $900 a year.

Anybody know of anything else? Is has to be customizable enough so that it can look nice and it needs to not ask for information at every turn. He has his own "contact me" forms on his website that he wants to use.

I hope this makes sense. I'm kind of writing this in a hurry.

ashtondata.comAston data looks like they have updated their services, but have not used them. about a year ago, they had really really gone down hill.

It is very easy to open the Park Place IDX for free browsing...the settings are actually very user friendly.

La Jolla Real Estate is right -- I think 1ParkPlace is a very good resource, for what it's designed to do. It was just that my client is trying to completely eliminate that whole idea of MLS-Search-as-lead-generator.

His approach to marketing is quite different than what I'm used to. I actually admire him for going in that direction.

He just wanted a place for people to visit his website without ever having to deal with a single unwanted e-mail. I may alienate a lot of people by saying this (I really hope I DON'T!) but I agree with his vision.

Do I think his vision is for everyone?

Not necessarily.

But I'm inspired when I work with him. Once his website is done, I should ask his permission to post it here. I've received a lot of valuable help here.

Anyway, he spoke with the project manager over at 1parkplace and they're actually working on making their product more customizable than it already is. I guess they've seen the demand for it. And I think that's really good news.

Well, I currently have my website with Advanced Access and am also with socal mls and I have the quickhomes upgrade to my site. This allowed me to customize the look and feel of the mls information (for instance, I added ocean front homes to my property search), however I do not require my clients to sign in. If they do not sign in then they will not receive automatic listing updates...I hope this answered your questions.
