hi everybody , i need some help one of my friends he wants to know his house market value? can you guys tell me what he wants to do? is there any web site that shows current market value?

There is a new website out there that offers your house value. The website is www.zillow.com You need to be careful however since the data is based on public records so shows the sales price for other houses.

If one of the comps is from a house which was bought 20 years ago, the value listed on that house will not include any market appreciation of the home. If the comps are of properties which sold last year, then you are only missing any increased value over the past year.

I wish people would stop talking about Zillow, there numbers are so far off it's not even funny. And for crying out load don't link to them. My random test showed 12% off as an average for recent sales in our area. A Flordia agent I know did the same test and the average was 18% off as they have had some HUGE price reductions over the last few months. What value is a number that is 12-18% off of the actual sales price of recent sales?

As for a quick market value ask an agent to do a quick CMA over the phone. They can take current sales and many other factors into giving a price range. If the person needs something more accurate then have the agent do a full CMA or pay for an apprasial.

Let us know the city and state your friend is in - we can recommend an agent to do a market analysis on the property.
I agree that Zillow.com is not accurate in the Denver area...

thank you guys, i forward the zillow.com to him, and he lives in new tampa (wesley chapels 33543) thanks for all your help :) he bought his house 3 years ago and he put pool this year....
