What might cause my signature to not show up on my posts but only when I preview before posting??
Thanks for any help.

When we re-launched the Forum a few weeks ago, we implemented a few changes to better serve the forum and its regular members. They are as follows:
A New Member needs 15 posts before their signature is shown in the a members posts
A member needs 15 posts before a live link will be displayed in a members post
If a member has multiple posts on one page, only one signature will be displayed.
Lastly, A member has to have a minimum of 15 words in a post for a post to display the members signature. All these changes were implemented to fight spammers and one post wonders. Those who are active members will benefit greatly from participating in the forum.
Let us know if you have any further questions.

Interesting rules to keep down the spam. Only question I have is why the 15 word min for someone who has already been around. Sometimes it doesn't take that many words to make a point.

Ok...I will get some posts in then.
And I guess I will edit this post to be atleast 15 words.
Thanks,
Ralph

15 does seem rather arbitrary. There are times when one is responding to a question and I would hate to see someone go yadee, yadee, yadee to get their word count. I understand what your trying to do, and as some of you know, I rarely run short of word to use.

Arbitrary is correct. IF someone has some research about the average word count when commenting, It would love to see it. I am not a 100% expert on all our decisions.
Thanks :)

Hey Chief,
Have you noticed that the only ones commenting on this thread are those of us with less than 15 posts. Maybe we have beat this one to death. lol :p
Well you have to get your 15 posts in some place :)

you need a certain minimum of posts to have a signature show up...I'm think the guys here got tired of spammers coming in and wasting our time and space.

i love the rule, even if i am trying to get to my 15 posts :) I think its a great way to get rid of the one hit wonders. I post over at the realestateweb, you know the rest, and i wish they had the same rule. You want a free link, you got to earn it!

I agree Vegas, I think its the smart route to take. Plus it keeps people posting and not overposting in one thread just to get their sig links up there. How's the Vegas market?

Vegas market is not so hot these days. IMO the only thing we have going for us is the steady influx of the residents. Because of this porperty value is almost holding it's value.
The other thing is new home builders are helping keep the value by not lowering their prices, too much. Instead they are offering off the wall commisions , 6%, and crazy incentives to the buyer. So the home sale shows at say 300k but it is equivilant to say $250. This hurts the re-sale market big time but also helps them hold the value.
It's an amazing differnce from a 2004 when they were paying 1% or a flat 1k. Now they are kissing but and begging for your business.

Its funny how when things turn their way they put there nose up in the air and act like they a gift to the real estate world and then when it flips quick to kiss and make up. I've never been a fan of that tactic. At least values are holding. It seems my clients are really trying to undercut the seller's listing price but I think properties have become over priced here in Oregon.
