Let me just start off by saying I didn't make this mess. Although I did allow myself to be sucked into it by trusting people, and that they knew what they were doing.
So I have an acreage and a log house (that I bought about 4 years ago), and I'm thinking of selling.
I talked to another real estate agent about selling and subsequently found out (from the agent) that the guy that owned and built the house before I came along didn't bother with permits or anything.
As far as the town is concerned its my address is just bush land.
Let me assure you the log house is very well built with concrete foundation and solid as a rock.
What I hope happens is the town permit people come in and say I need to "do this this and this" to the house and then it will be up to code or whatever and then I get a permit. I hope its that simple.
I know the stairs in one part of the house are to steep, I have no problem paying to fix that.
Its my fault for taking people's word on things, and the guy that owned and built the place originally is really a hillbilly hick and he's dying of cancer near death now, so I'm not really into sueing him.
My real estate agent from 4 years ago was a friend of mine and didn't fill me in on this problem (negligence on his part) but I'd prefer not to sue him either if possible.
My nightmare scenario is that the permit people want the house torn up, but I just can't see that because the house is very very well built and solid. Hopefull its just adding some things to get it up to code. I hope if there is a problem they have some leaniency because I never built the place, and thought it was cosher when I bought it.
My new real estate agent says everything needs to be permited and recognized by the town or the new buyers won't get a mortgage for the house. (even if that wasn't the case I wouldn't lie to anybody looking at the place so the problem could be passed to them)
I can't understand why my mortgage went threw without this coming up, when I bought the place.
Guess the bank didn't check with the town to see if the house was permitted.
