View Full Version : Your opinions on Buyer's agent vs. Listing agent?

Hi everyone,

I am new to this forum and new to the Real Estate industry - I am currently taking classes preparing for my salesperson license - and would like to get everyones opinion on where to start out.

After some investigation I am a little intrigued by the idea of becoming an exclusive buyers agent.

My question is: What are the Pros and Cons of becoming an exclusive buyers agent vs. a listing agent?

When you start out you take whatever the heck you can get... Unless you plan on working for someone else as there buyer agent, then you can plan on getting 50/50 split with that agent. Basically im going to quote what my Dad told me when I got in the business. "You have to List to Last" The reason I say this is because for every home I list that home will find me 2 buyers just off sign and ad calls. Makes it well worth being a listing agent that works with buyers as well.

Absolutely right. Even if the listing expires because the sellers were unreasonable or their price was a bit too high, you will still get sign calls and ad calls from buyers that you can show that listing to, cultivate their trust and then find them another house to buy. Meanwhile, diplomatically work on getting those sellers to realize why the buyers selected another house instead. Use that info to help you get them to listen to reason. It has worked for me.

There is a listing side and a selling side to all transactions. The listing side is, of course, the side that lists the property. The selling side is the side of the deal that brings in the buyer. On the web we don't generally talk about it this way because if you say "selling agent" most non-professionals would be confused. Therefore, in web literature, the "selling agent" is often referred to as the "buyer's agent."

The selling side (selling agent) can be all different kinds of things, only one of which is an "exclusive" buyer's agent.
