Has anyone tried Luxuryhomes.com for higher end homes? I called three brokers listed on the site and none have had results. I've got a home listed at 1.3 million and my response has been low! so far we've made a television commercial specifically for this home, tried print in neighboring cities, various local luxury living magazines, etc.

One of our clients created a blog for a client listing. The client loves it and not only does it help is generating potential leads, it helps your own site. Take a look and if you have trouble finding it, type in Punta Gorda Condo in MSN and it is number #1

One of my clients has a number of listings on that site, but has not generated any leads from the listings on their pages. Frankly, most National real estate listing sites do not generate any leads - except Realtor.com. Everyone knows that domain name off of the top of their head, and that site usually ranks well in the search engines for most cities.

If you are a Realtor, then Realtor.com is usually a good place to invest your marketing dollars, especially to highlight a special individual listing. My feeling is that since a site like luxuryhomes.com generates more window shoppers and dreamers than actual buyer clients.

Why? The overwhelming majority of buyer clients will use a search engine and type the phrase city name + real estate to begin their search. Either that, or they go straight to Realtor.com.

Luxuryhomes.com is a nice site, and one of their benefits is a partnership with the DuPont Registry. You may want to look in to running a print media ad in the Registry.

I don't know if your web site has good search engine rankings and drives traffic, but even if it does you may want to to a PPC program just for this home. Make sure that you create a special landing page that features this property for you PPC ad. You may also want to give Google Base (http://base.google.com/) a try.

I posted some text on Google base yesterday, type "real estate consulting" Real Estate forum" It is only going to be live for 30 days though then it automatically expires, I have mixed feelings on google base generating business. Oh hows the little one, is he crying yet. ;)

Keep us posted on how many referrals you get. I would not expect much right now, because this is a new product. But you never know.

Oh hows the little one, is he crying yet. ;)

Matthew is just GREAT! So far, he doesn't cry much at all, and we only have to get up once during the night and a little bit earlier than usual in the morning.

I think that Google wants to dominate the internet the way that Microsoft wants to dominate your home computing and entertainment. G is rich with cash, and I don't think that they will hesitate to use it when they have to.

Will Google Base every replace the MLS? Probably not, but in the long run it may prove to be a viable alternative for some agents.

And what happens to the search world if and when Google integrates PPC, organic search, Google Maps, Google Base, and other tools into one giant search monster? Will we even have true organic search? Probably, but it will continue to get squeezed.

Think about this: Google is already a juggernaut and they have not spent a dime on print media or TV advertising. That's scary.

I have personal experience selling multimillion dollar homes via ads in the journal. You should take a look at it, a lot of high end homes, and a lot of people with money read the homes section.
