Either Google has in gact made an algo change or one of my clients site is finally out of the sandbox. The site had top 5 rankings on all major keywords for Yahoo, MSN, et al but stunk to to high heck on G. Today, all is right in the world with our G rankings:

Hilton Head real estate: 3 (Yahoo #1, MSN #1)
Hilton Head homes :2 (Yahoo #1, MSN #9)
Hilton Head MLS: 3 (Yahoo #1, #3, MSN #1, #2)
Hilton Head real estate agent: 2 (Yahoo #1, MSN #1)
Hilton Head realtor 7: (Yahoo #4, MSN #19)
Hilton Head Island SC real estate: 10 (Yahoo #10, MSN #14)
Hilton Head Island real estate: 13 (Yahoo #7, MSN #10)

We did see a loss of 5-6 places on some of our MSN rankings, though.

It does look like it might be an algo change with G, because I do see 1 or 2 other agent sites that improved.

What do you guys and gals see going on?

As I posted on another forum, I see this as being an algo change with the removal of a couple of filters and the addition of another filter. Google realizes that in order to combat what MSN has done they need to loosen the filters a little. I still believe however that they have a lot of work to do and MSN will lead the way in new search engine technology. Depending on what google does with this new algo, will determine how fast MSN takes over the major market share.

Google I know in the real estate industry has lost a lot of very good real estate websites with all these filters. Google wants to drive more and more Realtors to using adwords, maybe with this lessoning of the filters it will enable their results for real estate to become more relevant, but time will only tell.

It's great I have a couple of sites POP out of space. Some went from 1000+++ to 2nd page for 33,000,000-18,000,000 results retuned.

I have a local client that now owns a specific market for over 25 KW's.

Today was a good day, I hope it sticks.

I believe it will stick, because of the new caches after it was in place. Real estate is the most filtered industry within google. I persoanlly believe google has a special algo for real estate. It will be interesting to see if google leaves these changes to see how much more relevant their serps will be for our industry. I still say though that MSN with its marketing giant will take a very large share of the SE market away from google.

I have seen some changes in the Google algorithm as well although there has be some fluctuation in what appears to be a toggling back and forth between the new and old.

I have also noted that a couple of our newer sites are no longer sandboxed.

Looks like Google plans on fighting to keep the top spot.

It’s going to be a very interesting year. ;)
