Was wondering if there is a need for this.
I have been working on custom IDX solutions for several years. Unlike commercial providers we do not hold the IDX data captive on our server to lease it back to the broker. This becomes an obstacle when the Realtor is on a server that does not have the resources to accommodate an IDX. As a way around this obstacle we have developed an application to access the IDX remotely. An agent or broker can let their web site users search and display listings on their own sites just as if they had a full service IDX. Another use would be for a large office to share the IDX with its agents by allowing them to display their listings on the agents web sites or a web developer could setup a shared IDX. This is not an framed IDX and the listings take on the look and feel of the host site.
Any feedback would be appreciated.

Some local boards do not allow any of the information to sit on third party servers. Some do and then have various security requirements for the hosting server in addition to a number of liability clauses in case the data is breached on the third party server.
I know that in Tuscon right now, we have talked with a client to do something very similiar to what you are talking about, but, before we could sign the deal, various realtors in the area called foul and so thay are relooking at their decision to allow third party companies to host the IDX data on their servers.
If I learn more, I will update you.

If I learn more, I will update you.Local MLS guidelines can be problematic at times. Most of the MLSs I have worked with require a NDA at minimum. A legitimate way around the 3rd party server is to host the broker or at part of the application on the same server where the IDX is located. I have the best MLS/IDX site on the net. It has every option you can imagine it is completely designed in PHP ad some JAVA.
It has both a user side and an admin side.
User side:
- View photos
- View map provided by "mapquest"
- change criteria
- and much more
Admin Side:
- Add apartments, management, buildings, users, etc.
- Upload photos
- Automatic e-mail and SMS (Cell phone text message) upload which no one offers
- Search by listing ID
- Forum
- Track clicks on which apartment the user has seen
The code can be totally manipulated since its all PHP and MySQL.
I am offering to sell my code because I am totally redesigning my site into a much better thing. Give me your best offer. I spent $20,000 on it and willing to sell for much cheaper.
