Just curious as to what some of you vets have to say...

My site (built by sitetutor) just went live a little while ago and is starting to generate leads. Now the fun part- conversion.

Does anybody have any tips or success stories on how to best approach new leads that have registered in your idx or crm. I have the auto-responders drip systems and such...but I feel a personal touch is always better...

Any help in accelerating the learning curve would be greatly appreciated!

Even though I find that most who complete a form on my site are buyers who are not looking to buy right away, I still call every lead who leaves their phone number. I treat it like every other lead I get (sign call, direct mail response, ...) and try to respond asap. When I reach them on the phone (I never leave a message unless I haven't made contact after a few calls), I introduce myself, thank them for visiting and using my site and take it from there.

Do you find that your web buyers are "greener" than others that are out looking and calling signs?

G&S Yes, quite a few of my website customers are not as knowledgeable about the process or the local market than those who are out there looking and calling on signs. I also seem to get a number of web customers who really have unrealistic expectations and are looking for homes priced at the extreme lower end of the market.
