Hello,

I am trying to gather a list/create a nationwide database of properties that are being offered on a lease option/land contract/seller finance basis. What we have is a search engine optimization system in place that brings us literally hundreds of potential tenant buyers on a monthly basis. We pull these potential tenant buyers credit and make sure that they are a perfect fit to be placed in our private credit restoration system (which is at our cost not the tenant buyers). We then pull up the database that we created which is actually the investors and their properties. We match these properties up with the tenant buyer that we placed in our program that is in the same geographic area as the investors property.

The tenant buyer is then placed in a 12-24 month lease (with a stipulation in the contract that states when their credit score is boosted and we can obtain financing they can close on the property ). Once the tenant buyers score is boosted our in house mortgage banker sets up and closes the loan.

You receive 100% of the FMV for your property.

The SW Florida area is a good place to find Lease Option properties. So many investors are now unable to sell and will consider a Lease option.
I personally am compling a list of possible sellers.

I have an investor who is in the process of purchasing 168 brand new homes that will be available for lease purchase after 3 years.

Location: Orlando area

These will all be brand new, affordable homes, prices under $199,000 and include 3 bedrooms, 2 baths, 2 car garage, all appliances, land, and more.

Lease amounts will be approx 1.15 per sqft and 80% of the lease amount will go toward the equity of the home.

Within 3 years, the owners will have almost 30% equity, and we already have banks ready to lend. This gives the tenants 3 years to clean up their credit and establish homeownership. My investor will also hold a second note if required.

We have a list of 1200 potential homeowners, but always interested in more.

find a local homevestor dealer. they will be able to get you properties for a piece fo the profit.
