Dubai Property Transactions Reaches AED5.64 Billion

The value of transactions for land-for-sale in Dubai soared to an astonishing AED5.64 Billion on the 20th July 2009.

Although sales exceeded AED65 million and mortgages taken out on villas and apartments for sale in Dubai's freehold areas reached AED36.5 million, the overall value of transactions for the day rocketed with the completion of a AED5.52 billion mortgage on a plot at Al Ruwayyah.

Three sales were completed over the course of the day, with a plot at the Ranches changing hands for AED5.2 million, making it the largest sale of the day.

A plot in Al Goze Second also sold for AED 1 million, while another site at Al Warqa Fourth was signed off for around AED800,000.

"The biggest area sold was the 10346 sq ft in the Ranches area, which went for Dhs5.22m," said the Land Department.

With the completion of the multibillion-dirham mortgage, the value of transactions for Dubai Property have exceeded the total totted up for the week ended July 10th, during which time AED1.73 billion worth of transactions were carried out.

This should come as welcome news for the Dubai property market, which has shown ongoing signs of improvement since March.

The reports on the Middle Tennessee housing market look promising, but it would be nice to know more about the information behind the numbers. Volume of transactions appears to be up, but a breakdown by the types of transactions would be helpful. Are they including a transfer of a property from an individual back to a bank as a transaction? If so, this could give false hope in the market. If not, then this means there is life coming back into the market. The reduction in the median price is another reason to temper hopes about the volume. Despite all of this mixed information, Middle and East Tennessee are still wonderful places to hold real estate. The political environment fosters a business preferred tax environment and has built a diverse base for economic stability. While the areas have not been immune to the downturns, they have not seen as drastic plummets as other areas of the country. The employment rate remains above the U.S. average in the urban and suburban areas, leading us to more tempered dips. If there are going to be bigger rebounds and eventual gains on the real estate losses suffered in both hard and small hit areas, employment needs to come back in both urban and rural areas. Then the reports on the housing market that show signs of improvement can be taken with a whole hearted applause.
